A Clear Portfolio Development Policy

Daiwa Office Investment Corporation (Daiwa Office) adopts a clear portfolio development policy of conducting the concentrated investments in A Class buildings (buildings with a total floor area of 30,000m2 or more), as well as B Class buildings (buildings with a total floor area of 2,000m2 or more and less than 30,000m2) in Tokyo Metropolitan Area centering on the Five Central Wards of Tokyo, thereby strives to achieve stable revenues and the continued growth of investment assets and aims for maximization of investment profits.

Concentrating Management Resources on Specialized Management in Offices

Daiwa Office concentrates its management resources on "specialized management" by focusing investment on office building assets, particularly on "A Class and B Class buildings" in the "Five Central Wards of Tokyo", rather than combining varying properties. We believe this policy enables property acquisitions based on quick and accurate investment judgments, as well as efficient operation and management.

Support from the Sponsor

The asset manager, Daiwa Real Estate Asset Management (Daiwa RE), and its parent company, Daiwa Securities Group Inc. concluded a Sponsor Support Agreement in June 2009. In this Agreement, Daiwa Securities Group Inc. will provide Daiwa RE and Daiwa Office with valuable information on properties as well as on the operations of Daiwa RE to continue a stable growth of Daiwa Office. Daiwa Securities Group Inc. has also agreed to cooperate in securing human resources for Daiwa RE.
